Site Plan, Low Impact Development PUD:

Existing Site

Norton has been selected to be part of a unique project in Yellow Springs, Ohio. Because of our ability to do environmental analyses and a reputation for planning low impact developments, a land buyer that specializes in land trusts came to us with a proposition to convert a very natural piece of property into a small housing development without destroying the natural state of the landscape.

One thing had to be dealt with first, however, before the project could move forward. Although the site itself is beautiful and natural looking, there is a plume of polluted groundwater running under the site from an adjacent property, which was a former medical tool factory. Norton conducted a site investigation and determined that the levels of pollution are fairly minor, and although it will provide a few obstacles, it will not seriously hinder the development plan.

To accomplish the objectives for this development, a special development permit will be sought. A Planned Unit Development (PUD) is the way to do this sort of thing. A PUD will allow the developer to construct the homes, road, and parking lots around the existing vegetation and give the whole development the "neighborhood in the woods" feel. Although stormwater detention will need to be constructed, the design will make it look as though it has been a natural part of the site all along.
